The Hansen Title Plant records, dating back to the 1800’s, includes tract indexes, judgment, lien, and tax indexes, copies of plats and surveys and all recorded documents. By maintaining our own Title Plant it allows us to perform efficient, accurate searches and reduces our cost to produce title insurance. For a one-time fee, title insurance protects your financial investment in real estate against potential future claims arising from certain title defects undiscovered during a title search.
There are two types of title insurance policies: an owner’s policy and a loan policy. An owner’s policy protects homebuyers and remains in effect as long as the policyholder owns the insured property. A loan policy protects lenders.
Property Title Searches
A title search is a search performed by a title professional of public records for recorded instruments that affect the title of a piece of property, such as prior deeds, deeds of trust, judgments, liens, covenants and restrictions, easements, and any other relevant recorded instruments. The initial objective of the search is to establish who the current owner is and what encumbrances exist against the property. A title search must be performed before a title insurance policy can be issued.

In addition to performing title searches and issuing title insurance Hansen Title also offers closing services at each of our three convenient locations. Our team of experienced closing agents will help finalize your real estate transaction by coordinating with all parties involved in the transaction to schedule a date and time as well as identify a location at which all parties can be present to finalize the transaction. In the event all parties cannot be present at the closing our closing agents will make special arrangements with the absent party to ensure your transaction closes. Our closing agents will also gather all the closing documents, obtain signatures from the parties for certain closing documents, notarize signed closing documents, transfer any funds being held by the title company in escrow in accordance with the terms of the contract, disburse any loan proceeds, and record signed and notarized closing documents.
1031 Tax-Deferred Exchanges
A 1031 tax-deferred exchange affords owners of commercial property, residential real estate (excluding primary residences) or vacant land held for income or investment purposes the opportunity to defer payment of capital gains taxes by exchanging a current property for another like-kind property. Through the use of a 1031 exchange, consumers can maximize their purchasing power by deferring payment of capital gains taxes, leaving them with more money to invest in a replacement property. To enjoy the benefits of a 1031 exchange consumers must satisfy specific requirements. For example, the IRS requires the use of a Qualified Intermediary, such as a title company, to document a 1031 transaction. At Hansen Title we provide tax-deferred exchange intermediary services in which our experienced staff works with our customers to guide them through the process of meeting the specific requirements that must be satisfied to realize the benefits of this tax-deferred exchange.
